**Position: Operations Manager**
**Key Responsibilities:**
- Oversee the day-to-day operations of building systems and all aspects of the assigned property portfolio.
- Supervise daily work activities of Building Operators.
- Support the team to meet departmental operating objectives.
- Utilize development, mentoring, and coaching techniques to cultivate a strong team.
- Train building operators on mechanical building management systems.
- Implement the 5-year capital plan under the guidance of the Property Manager.
- Procure all supplies and services necessary for the operation and maintenance of the properties while adhering to budget guidelines.
- Assist with preparing the operating cost portion of the budget and provide commentary on monthly variances.
- Ensure compliance with safety, environmental regulations, and insurance policies.
- Research, evaluate, and enhance building operating procedures and develop Standard Operating Procedures.
- Monitor actual expenditures against budget amounts and assist with construction inspections for both Tenant and Landlord work.
- Manage the tenant work order system and maintain building Fire Plan and Contingency Plan.
- Organize and conduct training for the Emergency Response Team and Fire Wardens; oversee fire drills and inspect life safety equipment.
- Regularly inspect the property and provide reports on operational aspects.
- Ensure adherence to service contract terms and monitor property cleanliness.
**Job Qualifications:**
- Business Degree with RPA or CPM, or BES or equivalent designation.
- Minimum 5 years of experience in Real Estate Management.
- Strong technical, mechanical, and coordinating skills.
- High level of communication and negotiation skills.
- Excellent planning and organizational abilities.
- Ability to work collaboratively and lead a team.
- Self-motivated with a positive attitude.
