**Job Title: Mixed-Use ICI/Residential Construction Manager (Owner's Rep)**

**Location:** Greater Toronto Area (GTA)

**Key Responsibilities:**

**Pre-Construction:**
- Manage and review all design documents, ensuring design efficiency and proposing value engineering.
- Oversee tender documentation for construction phases.
- Assist the Development team in securing and negotiating all construction-related contracts.
- Engage in the pre-construction process with construction management firms and secure RFPs.
- Collaborate with construction management to optimize project schedules.
- Work with cost consultants and sub-trades on proforma analysis.
- Evaluate market pricing and new technologies with potential trades.

**Construction Phase:**
- Administer contracts and supervise project issues related to construction drawings and value engineering.
- Lead weekly construction site meetings and manage project schedules.
- Collaborate closely with construction management for site control and management.
- Review reports from the construction management team.

**Quality Management:**
- Implement and follow up on quality control procedures.
- Establish and enforce inspection and third-party testing requirements.
- Secure and analyze all testing reports, ensuring prompt remedial action when necessary.

**Qualifications:**
- 10-15+ years of residential construction experience, with a strong focus on low-rise and high-rise mixed-use developments.
- Site superintendent and construction management experience preferred.
- Post-secondary education in Engineering or Construction Management strongly preferred.
- Outstanding leadership abilities with experience in overseeing staff and managing relationships.
- Proficient in MS Office, particularly Excel and Word; Procore and Newstar experience preferred.
- High level of integrity and accountability; committed to project success.
- Experience with a large residential builder is strongly preferred.
